St James House Fully Let Following Landmark Cheltenham Office Letting

Cheltenham’s office market has seen a significant milestone reached with the completion of one of the town’s largest office transactions in recent years.
Acting on behalf of the Landlord, Schroders, KBW is pleased to announce that St James House is now fully let following the successful letting of approximately 21,500 sq ft to Amwins. KBW’s Senior Director, Richard Knightley, negotiated with the global insurance group to take a lease of the entire ground floor together with a suite on the third floor, making this the largest office letting in Cheltenham over the past five years.
The transaction follows a comprehensive refurbishment program at the landmark office building, which has significantly enhanced both its sustainability credentials and occupier amenities. The Tenant focused improvements include a newly designed reception area, upgraded cycle storage and shower facilities, new EV charging points, and extensive car parking provision.
The accommodation occupied by Amwins achieved an EPC A rating following the installation of energy-efficient VRF air conditioning systems and LED lighting powered by photovoltaic solar panels, demonstrating the building’s strong environmental performance.
